01 / Payments
Our standard payment schedule is 33.3% deposit, 33.3% at an agreed progress milestone, and 33.4% upon completion. Payment amounts and milestones are outlined in your signed agreement.
02 / Scheduling
Scheduling is contingent on a signed agreement and cleared deposit. Work and material ordering begin after the applicable cancellation period expires. Estimated project dates are provided in your agreement.
03 / Additional work
Work outside the agreed scope, including repairs for concealed damage, requires a written change order signed by you and Osas before proceeding.
04 / Our team
Please do not solicit our employees for direct outside work. All project requests, scheduling, and additional work must go through Osas management.
05 / Workmanship warranty
We offer a 3-year workmanship warranty as outlined in your agreement. Manufacturer warranties are separate.
06 / Materials
Your estimate specifies whether materials are included or supplied by you. Material selections and availability may affect pricing and scheduling.
07 / Property access
Please provide agreed access to the work area and move personal belongings before work begins. We will coordinate access, utilities, and work hours with you.
08 / Permits
Your agreement identifies responsibility for required permits, inspections, and associated costs.
09 / Project delays
Weather, permit delays, material availability, and unexpected conditions may affect the schedule. We will keep you informed and confirm revised dates with you.
10 / Cleanup
Your estimate outlines included cleanup, hauling, and disposal. Removal of unrelated debris must be agreed upon separately.
11 / Cancellations
Applicable cancellation and refund rights are preserved. For covered Pennsylvania home-improvement contracts, customers generally have three business days after signing to cancel without penalty. Your signed agreement and applicable law control the specific rights and deadlines for your project.
